Terms & Conditions

Booking terms for direct bookings on alpinelake.ch

1. Contracting party, scope and conclusion of contract

For direct bookings through alpinelake.ch, AlpineLake Apartments KLG, Stockhornstrasse 6, 3700 Spiez, Switzerland ("AlpineLake"), is your contracting party and accommodation provider. This applies only where AlpineLake is legally authorised to let the accommodation in its own name. Accommodation is for private holiday stays only. The person booking must be of legal age and legally capable of contracting. A listing is not a binding offer. By selecting “Book now” you submit a booking offer involving an obligation to pay. A contract is formed only when AlpineLake expressly confirms the booking with a reservation reference. Charging a card alone does not confirm a booking. If the reservation cannot be created, any payment collected will be refunded in full to the original payment method, without prejudice to mandatory rights.

2. Total price, taxes and payment

Before you submit your booking, all mandatory components and the total price in CHF are displayed: accommodation, any additional guests, final cleaning, other mandatory fees and applicable tourist taxes. Any VAT included in the price is handled under applicable rules. The full displayed total is payable at booking through Stripe. The separate CHF 500 security deposit is not part of the booking price and is not charged at booking. Additional services require a separate agreement.

3. Security deposit and card authorization

A CHF 500 security deposit is required for a confirmed direct booking. Two separate affirmative consents are requested for storing a card and placing a later hold. Stripe stores the card for this purpose at booking without charging the deposit. AlpineLake generally attempts a separate authorization of up to CHF 500 48 hours before arrival. The bank, card network or a requirement for additional authentication may prevent authorization. A new authorization may be attempted for longer stays; uninterrupted coverage is not guaranteed. AlpineLake generally initiates release of any remaining hold two days after departure, unless a legally permissible review of a specifically documented damage claim is required and the authorization remains technically valid. The bank may make funds available later. No charge is made automatically because of a damage report or an expiring authorization. A charge requires a justified, evidenced claim and compliance with the separate deposit agreement. Liability for proven damage is not limited to CHF 500.

4. Arrival, departure and defects

The check-in and check-out times and access information shown for your accommodation before booking apply. Please report significant defects or missing inventory as soon as reasonably possible so that they can be addressed; mandatory legal rights are not lost merely because notice is delayed. You are responsible for entry formalities and timely arrival. Identity checks and statutory guest registration may be required.

5. Occupancy and guests

The maximum occupancy shown before booking includes everyone, including children. Only registered and agreed guests may stay overnight. Additional overnight guests require AlpineLake’s prior approval. You are responsible for accompanying guests complying with the booking terms and house rules.

6. Care and house rules

Treat the accommodation, furniture and shared areas carefully and respect neighbours, quiet hours and house rules. Pets are permitted only where expressly allowed for the accommodation and any required approval has been obtained. Report damage promptly. Subletting or allowing unagreed persons to occupy the accommodation is not permitted.

7. Return and additional charges

Return the accommodation on time, in reasonable order and with its inventory complete. Costs of proven damage, exceptional cleaning beyond ordinary use and missing items may be claimed separately after documentation and review. Ordinary wear and tear is not damage. Fixed late-departure fees apply only if expressly agreed for the accommodation before booking.

8. Cancellation, no-show and refunds

You may cancel by notifying AlpineLake in text form. The deadline is determined by the number of calendar days between the date AlpineLake receives the cancellation and the local arrival date of the accommodation (Europe/Zurich time zone). At least 30 calendar days before arrival: 100% of the amount paid is refunded. From 14 to 29 calendar days: 50% of accommodation and additional-guest charges are refunded. Fewer than 14 calendar days or no-show: those charges are non-refundable. Final cleaning that has not been performed and tourist taxes no longer due because the stay did not take place are refunded in full in all cases. Other fees are retained only where the relevant service has already been supplied or an actual non-refundable third-party cost was incurred and this was specifically disclosed before booking; otherwise they are refunded. Early departure without a breach by AlpineLake does not automatically entitle you to a refund of accommodation charges. Mandatory legal rights, including those arising from non-performance by AlpineLake, remain unaffected. Refunds are generally made to the original payment method.

9. Failure to perform and force majeure

If AlpineLake cannot provide the confirmed accommodation as agreed for reasons not attributable to you, it will inform you promptly and, where possible, offer a reasonable equivalent alternative. You need not accept an alternative that is not equivalent or is unreasonable. Payments for services not provided are refunded as applicable, without prejudice to other mandatory legal rights. Force majeure does not automatically exclude statutory rights.

10. Damage and claims procedure

You are liable to the extent permitted by law and contract for damage caused by you or accompanying guests for whom you are responsible. AlpineLake documents and communicates claims for damage, exceptional cleaning or missing items. Ordinary wear and tear is not charged. Use of a card hold is also subject to the separate deposit agreement and payment-provider time limits. Justified claims exceeding CHF 500 are pursued separately.

11. AlpineLake obligations and liability

Under this direct booking contract, AlpineLake is responsible for proper booking administration and provision of the accommodation as agreed. Statutory rights relating to defects, refunds and damages remain unaffected. Third-party tourist services are subject to their own providers' terms; AlpineLake is liable in relation to them only as required by applicable law.

12. Privacy and payments

AlpineLake processes personal, contact, stay and payment-reference data necessary for the booking. Full card details are processed by Stripe and are not stored by AlpineLake. The privacy policy and supplementary payment privacy notice explain recipients, any international transfers, retention and data-subject rights. Card storage and deposit authorization require separate affirmative consents.

13. Governing law and jurisdiction

Swiss law applies except where mandatory rules of another applicable law take precedence. Disputes are heard by courts with jurisdiction under applicable law. Mandatory jurisdiction and consumer-protection rules remain unaffected. This clause does not establish an exclusive forum to the detriment of consumers.

14. Accommodation-specific house rules

Accommodation-specific house rules made available before booking form part of the contract insofar as they are lawful and consistent with these terms. Expressly agreed individual booking details and mandatory law prevail in the event of conflict. Material restrictions (such as pets, smoking, occupancy and quiet hours) must be visible before booking.

15. Contact and version

AlpineLake Apartments KLG, Stockhornstrasse 6, 3700 Spiez, Switzerland; hello@alpinelake.ch. The version displayed and accepted when the booking is concluded applies. Version: AL-DB-2026-10-23-v1. Effective from: actual publication date following operator approval; this version does not retrospectively change earlier bookings.

Card storage and security deposit

The CHF 500 security deposit is required for direct bookings. It is neither held nor charged at booking. A confirmed direct booking requires both separate consents below; a non-binding enquiry remains possible without them. Both boxes are unchecked by default.

I expressly authorize Stripe to store my payment card for the security deposit for this booking. AlpineLake does not store full card details, only necessary Stripe references and evidence of my consent. Storing the card alone neither holds nor charges CHF 500.

I expressly authorize AlpineLake to attempt a separate card authorization of no more than CHF 500 generally 48 hours before arrival, even if I am not online then. An authorization temporarily reduces my available card limit but is not a payment. It may fail or require renewed 3-D Secure authentication. For longer stays, AlpineLake may attempt a new authorization after releasing the previous one; uninterrupted security is not guaranteed. AlpineLake will not knowingly create a second simultaneous deposit hold exceeding CHF 500 in total. It generally initiates release two days after departure unless a specifically documented damage claim requires legally permissible review and the authorization remains valid. My bank may release the available balance later.

A charge of up to CHF 500 may be made only for a specific, justified and documented claim, such as damage caused by me, exceptional cleaning or missing items. Ordinary wear and tear is excluded. AlpineLake provides a description, evidence and calculation and generally allows seven calendar days for my response. Silence does not constitute acceptance. A disputed claim or expiring authorization does not trigger an automatic charge. If the hold expires before review is completed or charging is not legally permitted, AlpineLake pursues any justified claim separately. Proven claims exceeding CHF 500 remain possible.

I may withdraw authorization for future card use by emailing hello@alpinelake.ch. Any authorization not yet initiated will then not be attempted. Withdrawal does not automatically cancel a confirmed booking and does not permit an undisclosed replacement charge. AlpineLake may request reasonable alternative security only where contractually agreed and legally permitted. If authorization fails, AlpineLake contacts me to arrange a lawful solution.
